In a significant move to strengthen its US real estate holdings, asset manager Ares Management LP has finalized the purchase of a substantial logistics portfolio. The transaction, completed on Friday, involves 36 industrial properties totaling approximately 680,000 square meters.

Strategic Acquisition in Key Markets

The newly acquired assets are situated across twelve core US markets, including major distribution hubs such as Chicago, Dallas, and Atlanta. This strategic purchase from seller EQT Real Estate represents the second and final phase of EQT's exit from this specific industrial property portfolio. While the financial terms were not publicly disclosed, this deal continues a established business relationship between the two parties, following a separate extensive real estate transaction completed in November 2025.

Ares Management's subsidiary, Marq Logistics, will assume management of the properties. This ensures the firm retains direct operational control over the assets, aligning with its strategy of internalizing key functions.

Market Reaction Contrasts Strategic Move

Despite the strategic nature of the expansion, the news did not reverse recent negative sentiment in the company's share price. On Friday, Ares Management's stock declined by 1.40 percent, closing at 92.38 euros. Since the beginning of the year, the equity has lost nearly 35 percent of its value. The market's reaction highlights a disconnect between the firm's long-term asset-building strategy and short-term investor concerns.
