Vonovia's Services Offensive Runs Into a Courtroom Setback as JPMorgan Trims Its Target

Vonovia is pushing deeper into managing buildings it does not own, but the German landlord's twin ambitions — earning fees from third-party portfolios and tidying up its balance sheet — are colliding with legal and market headwinds.

The Bochum-based group used the EXPO REAL 2026 trade fair on Monday to unveil Veveus, a new B2B brand that consolidates investment, asset, property and facility management for institutional owners and investors. The unit already looks after roughly 75,000 apartments on behalf of outside landlords, and management hopes to scale that figure substantially.

A Swedish Mandate Still in Limbo

One potential boost could come from northern Europe. According to media reports, Vonovia is in line to help Sweden's Alecta pension fund manage a portfolio once a corporate transaction closes. The package under discussion covers some 50,000 apartments valued at around EUR 10 billion. No confirmation has emerged, however, and any deal hinges on Alecta reaching an agreement with Heimstaden Bostad.

On the operational side, Vonovia's subsidiaries continue to break ground on new construction. Its BUWOG arm, for instance, has laid the foundation for the Glockengut residential project in Bayreuth.

Court Blocks Bundled Power Contracts

Not every development went the company's way. The Oberlandesgericht Hamm issued a binding declaratory judgment on 9 September against two entities connected to Vonovia, targeting the practice of tying standard lease agreements to electricity supply contracts. As a result, Vonovia Energie GmbH can no longer invoke the disputed clause against the affected tenants.

Meanwhile, the group's share structure has shifted. Following a conditional capital increase and the issuance of subscription shares, Vonovia reported 848,458,878 voting rights as of the end of September. No multiple voting rights exist, according to the company.

JPMorgan Cuts Target, Keeps Bullish Stance

Analysts are recalibrating their expectations. Neil Green of JPMorgan lowered his price target for Vonovia on 1 October from EUR 34.50 to EUR 26.00, while sticking with an "Overweight" rating. Green pointed to a lack of near-term catalysts and argued that disposals worth EUR 1 billion would be an effective lever for reducing liabilities. Should larger transactions fail to materialize, he did not rule out a dividend cut.

The stock closed Tuesday's session at EUR 16.98, up 1.1%, though it has shed 30% since the start of the year and trades just 2.8% above its 52-week low. With a market capitalization of EUR 14.27 billion, Vonovia remains the dominant residential player in Germany's benchmark index.

Sentiment has also been dented by broader concerns: alongside capital market interest rates, fears of a revived expropriation debate following the Left party's victory in Berlin have weighed on investor mood, according to media reports.

Attention now turns to Vonovia's interim report for the first nine months, due on 4 November 2026. The update should reveal how far the company has progressed in pruning its portfolio and how higher financing costs are filtering through its accounts — a balancing act made trickier by the recent adjustment to its capital base.
