Management has guided for adjusted EBITDA of EUR 2.95 billion to EUR 3.05 billion — a figure the market treats as the key gauge of operating strength, since it underpins debt servicing and necessary capital expenditure. If that target is met on schedule, adjusted pre-tax earnings are pencilled in at EUR 1.9 billion to EUR 2.0 billion, which would leave adjusted profit attributable to shareholders of between EUR 1.4 billion and EUR 1.5 billion. Any crack in that framework would shake confidence in the medium-term plan.
Portfolio Pruning and State Contracts as a Release Valve
In the optimistic scenario, Vonovia manages the balancing act between defensive balance-sheet protection and entry into new growth areas. The offer to build soldiers' housing for the Bundeswehr could mark the start of a broader partnership with the federal government. Such cooperation carries the advantage of plannable revenue without bearing the full market risk of privately financed construction projects.
If the management team can execute selective portfolio disposals in the coming months without significant price discounts, liabilities would decline step by step. Combined with rental income, that could steady the fundamental valuation and open room for a re-rating.
Parallel to this, reports point to planned military housing projects in which the company is relying on serial construction methods and straightforward solutions. For Vonovia, this approach opens prospects beyond conventional rental apartment construction, since standardised processes can curb build costs and shorten delivery times.

Defending the recent lows is decisive. As long as support at EUR 17.05 holds on a closing basis and Vonovia can substantiate delivery of its adjusted EBITDA range of EUR 2.95 billion to EUR 3.05 billion, there is scope for a technical rebound. In that environment, concrete negotiations over new-build cooperation with the Bundeswehr could act as a stabilising impulse. Should the floor give way instead and analyst scepticism prevail, the next major catalyst will be the release of upcoming business figures — the yardstick by which the market will judge how resilient the operating result truly is against political and financial strain.
