Vonovia Puts Deleveraging First as JPMorgan Builds 5.08% Position
Published on 11/07/2026 at 08:02 | Editorial boerse-global.deJPMorgan Chase & Co. disclosed a 5.08% aggregate holding in Vonovia, a stake that is far more derivative than it looks. The mandatory filing, reflecting the position as of October 30, splits the total into just 0.95% of voting rights from shares and 4.13% held through financial instruments. In plain terms, the bulk of the US bank's exposure is synthetic, and the headline figure should not be read as a 5% equity stake in the German landlord.
The disclosure landed alongside a busy week for Vonovia, which used its nine-month report on Wednesday to reset expectations on several fronts. Adjusted EBT for the first nine months of 2026 came in at EUR 1,408.0 million, down 3.5% year on year, with management pinning the decline on higher financing costs. Operating performance moved the other way: Adjusted EBITDA Total rose 3.3% to EUR 2,187.4 million. Operating free cash flow, however, fell 34.1% to EUR 932.5 million.
Spending Pulled Back, Guidance Trimmed
Vonovia's response has been to prioritize debt reduction and cap its investment appetite. An October 28 announcement set out a strategic review of the development business, a reduction in development-to-hold projects and a freeze on new manage-to-green investments. The company pointed to elevated financing costs and only a partial recovery in the transaction market as the forces weighing on its guidance for next year and its longer-term targets. For 2026, it expects a broadly stable portfolio valuation compared with the end of 2025.
Should investors sell immediately? Or is it worth buying Vonovia?
Organic rent growth for 2026 is now projected at 3.8%, down from roughly 4% previously. Looking further out, Vonovia guided toward slight growth in adjusted EBITDA for 2027, with adjusted EBT roughly flat against the prior year. Its organic rent growth target for 2028 was trimmed to around 4.5% from about 5%. Operating free cash flow before changes in net working capital is expected to come in moderately below the prior year's level.
Higher interest rates are also complicating the disposal pipeline, according to Reuters, making property sales harder to complete. Chief executive Luka Mucic took the opportunity to renew his criticism of Berlin's plans to socialize rental housing. Vonovia and Deutsche Wohnen together own roughly 138,000 apartments in and around the German capital.
