Vonovia's stock is ending the week barely above its floor. The DAX-listed residential giant closed Friday at EUR 16.80, just 1.2% above its 52-week low of EUR 16.60, and down 32% since the start of the year — a performance that has analysts recalculating and management under pressure to act on several fronts at once.

The latest nudge came Thursday from JPMorgan, where analyst Neil Green trimmed his price target to EUR 26.00 from EUR 34.50 while keeping an Overweight rating on the shares. Green pointed to the stock's lack of momentum and the persistent drag from the interest-rate environment. His note also flagged that asset disposals worth around EUR 1 billion could provide meaningful support for deleveraging — and warned that absent larger corporate transactions, a dividend cut cannot be ruled out.

That capital question has already left its mark on the share count. Following a conditional capital measure, Vonovia put the total number of voting rights at 848,458,878, a figure the company confirmed midweek after issuing subscription shares in late September to shore up its equity base.

Fee income ambitions in Scandinavia

Away from the balance sheet, a potential new line of business is taking shape. According to media reports, Vonovia could take over the management of the Swedish pension fund Alecta's residential property portfolio once a transaction closes. That package carries a volume of roughly EUR 10 billion and spans about 50,000 apartments. No confirmation of the servicing mandate has been issued so far.

The prospect lands as Vonovia is still steering its own capital position, and it would mark a step deeper into fee-based services rather than pure ownership — a shift the sector has been pursuing as financing costs bite.

Berlin: a political battleground that won't quiet down

Politics continues to shadow the company's core market. The Kiel Institute for the World Economy weighed in Tuesday with a study concluding that socializing large housing stocks in Berlin would not ease the city's housing shortage — a finding that cuts against expropriation proposals Vonovia has faced for some time.

Chief executive Luka Mucic is meanwhile courting the public sector on friendlier terms. He has said Vonovia stands ready to build and operate housing for Bundeswehr personnel, with preliminary talks at the military level already held; the decision now rests with the defense ministry. Mucic is also pushing for closer cooperation with Berlin authorities on new construction. Vonovia and its subsidiary Deutsche Wohnen together hold around 138,000 apartments in the capital and its surrounding area, according to Reuters.

Groundbreaking in Bayreuth

On the operational side, subsidiary BUWOG kicked off construction in late September with the laying of the foundation stone for the Glockengut quarter in Bayreuth, in Upper Franconia. The first phase comprises 177 owner-occupied apartments, with completion targeted for mid-2028.

Investors will get a clearer read on the operating picture and the strain on the existing portfolio when Vonovia publishes its interim report for the third quarter on November 4, 2026. The company also recently presented to industry specialists at the Degroof Petercam Real Estate Conference in Brussels. Those upcoming figures should show how far the construction slump and interest burden are feeding through to earnings.
