Vonovia Curtails Green Retrofits and Development Spend to Prioritise Debt Reduction
Published on 11/07/2026 at 09:41 | Editorial boerse-global.deVonovia is putting debt reduction ahead of expansion, freezing new Manage-to-Green investments and scaling back Development-to-Hold spending as part of a strategic review of its development business announced on 28 October. The landlord's decision to tighten its investment purse comes as higher financing costs and a sluggish transaction market squeeze its room for manoeuvre.
Those pressures fed directly into a softer medium-term outlook. Vonovia flagged elevated funding costs and only a partial recovery in property transactions as the drags on its guidance for next year and its longer-range targets. For 2026, the group expects a broadly stable portfolio valuation compared with the end of 2025.
The nine-month report, published alongside the strategy update, painted a mixed operating picture. Adjusted EBITDA from rental operations climbed 3.5% to EUR 1,912.2 million, helped by organic rent growth of 3.8%. Adjusted pre-tax profit, however, slipped 3.5% to EUR 1,408.0 million, and operating free cash flow took a far harder hit, tumbling 34.1% to EUR 932.5 million.
Full-year guidance was trimmed accordingly. Vonovia now sees adjusted EBITDA landing in the lower half of its EUR 2.95–3.05 billion range. Operating free cash flow is expected to come in moderately below the prior year, a downgrade from its earlier call for a stable level. Adjusted pre-tax profit should reach the bottom end of its forecast range, while adjusted shareholder earnings are pencilled in at the upper half.
Should investors sell immediately? Or is it worth buying Vonovia?
Looking further out, the group projected slight growth in adjusted EBITDA for 2027, with adjusted EBT roughly matching the prior year. Its organic rent growth target for 2028 was cut to around 4.5% from roughly 5%.
Politics is adding a second layer of uncertainty. Chief executive Luka Mucic on Wednesday warned against Berlin's plans to socialise large landlords, and Reuters also pointed to rising interest rates and increasingly difficult apartment sales as headwinds. Vonovia and Deutsche Wohnen together own around 138,000 flats in Berlin and the surrounding area.
Analysts, for their part, remain constructive. Deutsche Bank restated its Buy rating on Thursday with a EUR 20 price target, while JPMorgan kept Vonovia at Overweight with a EUR 24.50 target — a mark it had already lowered on Tuesday without touching its rating. The shares closed Wednesday down 1.1% at EUR 16.84, though no single trigger for the move has been established, with coverage of the Berlin ownership debate running alongside the analyst notes.
