Realty Income Beats Q3 Forecasts, Lifts Guidance as Analysts Split on Valuation
Published on 11/08/2026 at 19:12 | Editorial boerse-global.deRealty Income delivered third-quarter 2026 results that cleared expectations, with funds from operations — the yardstick REIT investors watch most closely — topping forecasts on the back of stronger revenue and an active investment pipeline. The San Diego-based landlord published the figures on November 2 and filed them with the SEC on Form 8-K alongside supplementary financial data.
Revenue and Earnings
Quarterly revenue came in at $1.62 billion, while net income attributable to common stockholders reached $403.9 million. Diluted adjusted funds from operations, or AFFO, landed at $1.12 per share, up from $1.08 a year earlier — a gain of 3.7%, according to the company. Portfolio occupancy stood at 98.8%.
Management also raised its full-year 2026 AFFO guidance to a range of $4.45 to $4.46 per share, up from the prior $4.44 to $4.45 outlook. The targeted investment volume was confirmed at $10.0 billion, unchanged from earlier guidance. Media coverage linked the subsequent share-price advance to the AFFO beat and the higher annual forecast, though no single trigger was established.

Rates and the REIT Trade
Falling yields on US Treasuries were cited in press reports as a major driver of the stock's roughly 12% gain over the past 30 days, improving both the relative appeal and the financing environment for property companies like Realty Income. Shares added 0.2% on Friday to close at €53.15, extending the post-earnings advance.
Two Brokers, Two Directions
RBC Capital lifted its price target to $61 from $60 on Tuesday while reaffirming its Outperform rating. Cantor Fitzgerald moved the other way on Thursday, trimming its target to $63 from $68 and keeping a Hold rating — a cut that nonetheless left its objective above RBC's raised one.
Separately, Realty Income adopted the "2026 Promote Award Plan," which lets certain employees, including named senior executives, earn bonuses tied to incentive allocations. Per the regulatory filing, each bonus pool is capped at 40% of the relevant allocation.
