Partners Group is lining up two separate moves that would put cash back in investors' hands, even as the Swiss asset manager's shares remain deep in the red for the year.

The Zug-based firm is working with Bank of America on a potential sale of Finnish modular builder Parmaco Oy, according to Bloomberg, with a valuation of roughly EUR 1.5 billion under discussion. Talks are still at an early stage, so a deal is far from assured. Even so, a successful disposal at those terms would hand the private-equity group a fresh source of capital and a chance to book gains in a market where exits have been slow to materialize.

That backdrop matters. Institutional investors, facing elevated interest rates, have been pressing managers for distributions, while takeovers and IPOs have only crept forward. A completed sale would therefore carry weight beyond the balance sheet — it would signal to the wider industry that portfolio realizations are achievable again.

Evergreen Vehicle Set for Two-Way Split

Alongside the Parmaco process, Partners Group is reshaping the architecture of its EUR 6.6 billion Global Value SICAV. The evergreen fund, one of the firm's core products, is slated to become an umbrella structure housing two distinct sub-portfolios. One would retain a reinvestment mandate aimed at long-term capital growth; the other would distribute proceeds from future company disposals straight to shareholders.

Investors would be given a menu of choices: keep their existing exposure, switch into the accumulating portfolio, or redeem units in one or both vehicles. The reorganization still hinges on shareholder approval and has yet to be finalized. Its purpose is clear — to give the manager more room to respond to varying liquidity needs across its investor base.

Jefferies Cuts Target, Keeps Hold Rating

Analysts, though, are not rushing to cheer. Roughly a week ago, Jefferies lowered its price target on Partners Group from CHF 710 to CHF 605 while sticking with a "Hold" recommendation. Media reports indicate the brokerage also trimmed its earnings forecasts for the next two years by about a tenth.

The cautious stance has shown up in the share price. After the estimate revisions, the stock's environment remains demanding, although sentiment has steadied somewhat following earlier pressure. On Friday, the shares closed at EUR 647.40, a gain of 1.7% on the day. Year to date, the stock is still down 39%, and it sits 3.9% above its 52-week low.

Regulatory Green Light and a Housing Push

Deal activity is not confined to the sell side. The European Commission on Wednesday cleared Partners Group's acquisition of sole control over UK-based AVK Power Solutions, finding no competition concerns.

The firm is also widening its real estate footprint. On Thursday it teamed up with Empira Group to launch the Empira Pan-European Living Strategy, which is targeting EUR 1 billion in equity commitments for investments in European residential property.
