As the company prepares to release its second-quarter results before the market opens on Wednesday, August 12, followed by a 2:00 PM CET earnings call, investors are juggling two competing narratives. One points to accelerating commercial momentum. The other raises uncomfortable questions about whether the company's physical expansion can keep pace with the demand it is signing up.

A Flurry of Positive Catalysts

The bullish case has been building steadily. On August 5, Nebius announced the appointment of Lindsey Irvine as Chief Marketing Officer, a move the company explicitly tied to its global expansion ambitions following a year of record growth.

Then came the bigger headline. On Saturday, Reuters reported that the AI startup Reflection had signed a contract worth more than one billion dollars to secure computing capacity at Nebius, including access to the latest Nvidia chips. The report linked the deal directly to Nebius's recent expansion of its cloud capacity.

That same day, media reports indicated Nebius had switched on a Vera Rubin compute rack at its Finnish data center — a piece of timing that underscores a simple operational truth: capacity must be built before it can be sold. The company is clearly executing on that front.

The Financial Architecture Beneath the Build-Out

What makes this pace possible without stretching the balance sheet to its breaking point? The answer lies in a financing model that has been taking shape over recent weeks.

On July 15, Nebius introduced a partnership structure in which external data center operators own the hardware and host Nebius's AI cloud platform — a deliberately asset-light approach. Two days later, the company closed a secured credit facility of approximately $775 million, backed by GPU assets and contracted cash flows, with a maturity date of October 2030.

This structure explains how Nebius can pursue billion-dollar contracts without funding every additional GPU from its own balance sheet. It is a model that is gaining traction across the industry, though it also raises questions about how much leverage is quietly accumulating in the sector.

The Vineland Problem

But while the commercial side of the story appears robust, the physical side is showing cracks. Reports of delays at the company's Vineland data center site have rattled investors, and the market's reaction has been severe.

Over the past seven trading days, the stock has fallen 15.13 percent, according to one measure, or 17.39 percent, depending on the calculation window. Either way, the decline is substantial. The shares, which hit an all-time high of EUR 261.00 in June, now trade roughly 38 percent below that peak. On Tuesday, the stock rebounded 3.97 percent to EUR 166.08, but the weekly damage remains very much in view.

The Vineland delay matters because of what it threatens. Nebius has set itself an ambitious target: growing capacity from its current 170 megawatts to between 800 and 1,000 megawatts by the end of 2026. That represents a capacity increase of more than 400 percent, and a delay at a single site calls that timeline into question. Several analysts have already trimmed their price targets to around EUR 175.

A Sector-Wide Bet on Borrowed Money

Nebius is not alone in this predicament. It ranks among the seven major expanders of AI infrastructure, alongside industry heavyweights such as Meta and Microsoft. The sector as a whole is expected to invest roughly $863 billion in 2026, and Nebius itself has announced a capital expenditure budget of $20 to $25 billion for this year — a staggering figure for a company of its size.

These numbers have forced the entire industry to lean more heavily on debt financing. Nvidia CEO Jensen Huang has defended the construction of these "AI factories" by pointing to genuine demand. Credit markets, however, are growing increasingly nervous about hidden leverage and whether such spending levels are sustainable.

For the upcoming quarter, analysts expect revenue growth of more than 440 percent, with revenue landing near $570 million. Adding to the unease, insiders — including CEO Arkadiy Volozh — have sold hundreds of thousands of shares over the past 90 days. Such sales often have personal motivations and are not inherently a warning sign. In an environment where the annualized 30-day volatility stands at 145.72 percent, however, they tend to amplify existing nervousness.

The Question That Matters

Nebius's long-term ambition remains intact: the company has set a distant goal of 4 gigawatts of total capacity, and it continues to position itself as one of the most important players in the AI cloud market. The Reflection deal, the new rack in Finland, and the CMO appointment all point to a business that is growing.

The real question for investors is not whether Nebius is expanding — the evidence says it is. The question is whether Wednesday's numbers will make that growth visible enough to justify the volatility of recent weeks, or whether Vineland will prove to be the first crack in a much larger timeline.
