Vonovia will give Berlin less weight in its future pipeline, citing expropriation proposals, as JPMorgan raised its voting stake to 5.25%.

Vonovia is pulling back from new construction in Berlin while deepening its ties with institutional investors, a two-track strategy that emerged this week alongside a regulatory filing showing JPMorgan Chase & Co. had raised its voting stake in the German housing group.

The Bochum-based landlord will give the German capital less weight in its future project pipeline, chief executive Luka Mucic told Handelsblatt, citing the Left party's expropriation proposals. He drew a firm line between the existing portfolio and new commitments: no general construction freeze is planned, and roughly 1,000 apartments already under construction in Berlin will be completed on schedule. Maintenance work and energy-efficient modernization across the standing portfolio will also proceed as planned.

The retreat marks a defensive posture in Vonovia's single most important market, where regulatory and political conditions have been a running source of friction for the sector. It does not, however, mean abandoning projects already promised.

Talks Collapse, JPMorgan Adds to Position

Relations with the political opposition remain strained. A meeting scheduled for today between Mucic and Left party leader Luigi Pantisano did not take place. According to media reports, the Left attributed the cancellation to Vonovia's refusal to admit journalists; the company countered that only a confidential exchange with no media presence had ever been agreed.

Should investors sell immediately? Or is it worth buying Vonovia?

Investors, meanwhile, have been repositioning. A voting-rights notification showed JPMorgan crossing the reporting threshold as of October 7, lifting its total share of voting rights to 5.25% from 4.14%. Financial instruments account for the bulk of that position at 4.60%, with directly held shares making up 0.65%.

Analyst Target Cut

Sentiment in the equity market already reflects the tougher backdrop. ODDO BHF lowered its price target for Vonovia to EUR 23 from EUR 25 on Monday, according to media reports, while keeping its "Outperform" rating on the stock. The shares were quoted at EUR 16.48 in pre-market trading, down 33% since the start of the year, after the broader real estate sector spent much of 2025 under pressure.

Veveus Opens a New Revenue Stream

Even as it treads carefully on construction, Vonovia is hunting for income beyond its traditional portfolio expansion. Just over a week ago, at the EXPO REAL property fair, the group unveiled Veveus, a brand bundling investment, asset, property and facility management services for institutional owners and investors. Vonovia said it was already managing around 75,000 apartments for third parties at launch.

Attention now turns to the detailed financials for the past months. The next scheduled date on the financial calendar is the interim statement for the third quarter of 2026, which Vonovia has announced for November 4, 2026. Investors are likely to focus on the performance of the operating business and the direction of the portfolio strategy.
