IREN Wins on Contract Terms, But the Balance Sheet Still Has to Deliver

IREN posted $228M quarterly revenue and a $20.3B AI Cloud backlog, but a $263M net loss and a $15B FY2027 capex plan keep financing risk in focus.

IREN's latest quarterly report has given investors two very different things to weigh: a contract book that keeps getting richer, and a capital programme that keeps getting bigger. The shares rose 14% in pre-market trading a day after the company reported quarterly revenue of US$228 million, ahead of the US$221.28 million consensus figure cited by Reuters.

The headline numbers are mixed. For the first quarter of fiscal 2027, IREN booked US$200 million in revenue from its AI Cloud segment and said its order backlog climbed 22% quarter on quarter to US$20.3 billion. The bottom line, however, showed a net loss of US$263 million, while adjusted EBITDA came in at US$66 million.

What the Contract Terms Actually Say

The detail that matters most sits below the backlog figure. After the quarter closed, IREN expanded an existing agreement with a leading AI lab and signed a five-year deal priced at roughly US$22 million per IT megawatt. Under that arrangement, the customer covers 90% of the associated graphics processor investment through prepayments. A separate short-term contract carries a price of US$40 million per IT megawatt — a different tenor and a different rate, as the company itself points out.

Management also noted that H100 rental rates on multi-year contracts have doubled. For a business with a heavy build-out ahead, the combination of long contract duration and customer-funded hardware is a genuine advantage: IREN has to front less of the GPU capital itself, and customers are financially committed early. The question is whether those terms can be repeated as capacity grows.

Should investors sell immediately? Or is it worth buying IREN?

The Funding Gap Is the Real Test

IREN plans to spend US$15 billion over the remainder of fiscal 2027. Of that, US$9 billion is expected to come from cash on hand, committed GPU financing and customer prepayments. The remaining US$6 billion is to be raised through additional financing and other sources — and that portion is explicitly contingent on market conditions.

The company draws its own line in the sand: the programme behind its target of more than US$4 billion in annualised revenue is fully funded. The extra capital requirement, in other words, applies to capacity beyond that goal. That distinction supports the credibility of the next growth phase, provided the committed money arrives as planned.

Customer quality reinforces the picture. Roughly two-thirds of the backlog comes from clients with investment-grade credit ratings. Strong counterparties and large prepayments work in tandem, both helping to contain the risks of a capital-intensive expansion — as long as IREN delivers the contracted capacity on schedule.

There is already one concrete financing data point. On 28 October, IREN and Wingspire Equipment Finance closed a US$363 million equipment financing facility, which Wingspire said supports IREN's AI compute business.

IREN at a turning point? This analysis reveals what investors need to know now.

Two Banks, Two Yardsticks

BTIG reiterated its Buy rating but trimmed its price target to US$65 from US$80, pointing both to a shift in revenue timing and to the premium-priced contracts signed after the quarter ended. Goldman Sachs, by contrast, rates the stock Neutral with a US$30 target, flagging execution and financing risk.

That split captures the debate precisely. The new contract terms are persuasive where high prices are backed by firm customer commitments and upfront cash; their value ultimately depends on the infrastructure being delivered and generating the expected revenue. A single attractive deal is a starting point — a repeatable contract template would be the proof.
