IREN's Badajoz Campus Clears Permitting as Wall Street Sours on Debt-Fueled AI Buildouts
Published on 10/23/2026 at 13:01 | Editorial boerse-global.deA construction permit for a roughly 300-megawatt AI data center campus in Badajoz, Spain, landed at IREN on Wednesday — a tangible step forward for the company's expansion pipeline. The timing is awkward. A day earlier, the stock had been swept up in a sector-wide retreat, and the questions investors are now asking have less to do with Spanish concrete than with how the whole buildout gets paid for.
A Sector Selloff, Not a Company Warning
IREN's shares fell 8.3% on the day, caught in a broad downdraft across data center and specialized cloud names that Reuters reported was driven by mounting unease over debt-financed AI infrastructure. Investors, per that report, are questioning whether the credit-funded expansion can be sustained. IREN was simply one of the companies in the path. There was no fresh company-specific warning behind the move — the decline belongs to the sector's mood, not to IREN's own disclosure.
Short sellers have been the beneficiaries. According to Reuters, bearish positions in IREN and Applied Digital combined have generated more than $1.2 billion in paper profits in October so far. That figure covers both companies, not IREN alone.
The distinction matters. Sector-wide doubt explains a difficult trading backdrop; it says nothing specific about how IREN is financing any individual project. Nor do short sellers' mark-to-market gains amount to a verdict on the company's operating performance.
Should investors sell immediately? Or is it worth buying IREN?
Roberts Draws a Line Between Built and Planned
Co-CEO Daniel Roberts sought to address the funding question head-on. In remarks to media on Tuesday, he said the company paid for its data center construction in cash and that the relevant sites carry no debt. He also said demand for capacity in the coming year is oversubscribed several times over.
Both claims deserve careful reading. Debt-free sites do not mean a debt-free company. And oversubscribed demand describes interest in capacity — it is not the same as signed contracts or booked revenue. Roberts was describing how construction has been financed to date and how much appetite exists; the Spanish expansion concerns additional capacity that is still only planned. His comments should not be taken as a blanket funding commitment for every future project.
Badajoz: Permit in Hand, Operations Years Away
The Badajoz approval is a concrete milestone in execution, but it is not a finished build and certainly not an operating facility. IREN is targeting first operations at the site in 2028 — a goal, not a guaranteed date. The campus will draw on grid-connected power. Alongside the project, the company named Ángel Corcóstegui as chair of its European supervisory board and appointed Roberto Purcaro as managing director for Europe.
An Unconfirmed Anthropic Rumor
Media reports have also linked IREN to a multi-year cloud contract with Anthropic. Neither company has publicly confirmed the customer's identity or the terms. The report therefore stands as no reliable evidence of an actual order.
IREN at a turning point? This analysis reveals what investors need to know now.
November 5: The Next Hard Data Point
What investors can actually count on is the calendar. IREN will report results for the first quarter of fiscal 2027 — the period ended September 30, 2026 — on November 5, 2026, with a conference call scheduled for 5 p.m. Eastern Time. The announcement itself contains no figures. Given the current climate, attention will focus on how management explains its expansion plans and their financing.
Two tracks thus run in parallel: long-term buildout ambitions, now with a Spanish permit attached, and the imminent release of operating results. The quarterly numbers are the next solid company-specific catalyst; until then, the stock remains exposed to a cautious sector. A confirmed customer contract cannot be inferred from the Badajoz approval, and neither can assured financing for every project still on the drawing board.
