IREN's 11% Slide Exposes a Wider Question: Who Can Afford the AI Buildout?

IREN shares fell 11% on Friday, caught in a selloff that swept across AI-infrastructure names — a move that had less to do with the company's own announcements than with a pair of forces converging on the sector from outside it.

The first was a warning from Gartner. According to media reports, the research firm projects that more than 80% of neocloud providers could give up their independent operations by 2030. The second was hotter-than-expected US inflation data, which weighed on technology and AI-infrastructure stocks across the board.

For investors, the Gartner forecast is not a verdict on IREN specifically, and a loss of independence does not automatically mean insolvency. That distinction matters: a sector-wide warning describes a possible structural problem, not a fixed fate for any single company.

Morningstar Cuts Its Target as Funding Costs Bite

More directly relevant to IREN was Morningstar's move on Thursday, trimming its price target to $37 from $43. The research house cited heightened financing-cost risks stemming from hyperscalers competing for capital.

That shift puts funding squarely alongside demand as the question that matters. A potential customer and a potential site answer different questions — neither, on its own, establishes the terms on which growth can be financed. It is this thread, rather than any claim that AI infrastructure is becoming superfluous, that runs through the sector correction.

Should investors sell immediately? Or is it worth buying IREN?

Anthropic Report Remains Just That — a Report

On the demand side, media reports on Monday disclosed a previously unannounced multi-year cloud agreement between Anthropic and IREN. Neither company confirmed the reported deal, and the report carried no financial terms or capacity figures. Reports on 11 October further suggested Anthropic was the customer behind the contract, again without confirmation from either party.

The gap is material. An announced contract and a reported customer identity are not the same statement. The absence of a confirmed name does not invalidate the contract — but it does not justify treating Anthropic as a secured reference customer in the investment case either. The defensible reading stays with the confirmed contract status.

Redbank: A 900 MW Proposal Still in Early Review

On the supply side, IREN opened public consultation on Wednesday for its proposed data-centre campus near Wagga Wagga in New South Wales. The Redbank project envisages 900 MW, with the company targeting a grid connection from 2029. Public information sessions are scheduled for 4 and 5 November in Wagga Wagga.

By IREN's own account, the project sits in an early stage of review, with grid and planning approvals still outstanding. Those caveats are not footnotes — they determine what the announcement is economically worth. A large site proposal creates possibilities; it does not clear implementation hurdles.

One boundary deserves particular care: Redbank lies outside IREN's announced portfolio of 5 GW of secured power. Folding the campus into that figure would blur the line between an early-stage project idea and capacity the company explicitly describes as secured. Size substitutes for neither permits nor a confirmed grid connection.

Perspective Is Not the Same as Certainty

Reading the share-price decline purely as a judgment on IREN's own projects would miss the mark — the reported trigger came from the sector. Yet that does not render company-specific reservations irrelevant.

The takeaway is a cautious one. Redbank opens a development perspective but offers no proof of execution yet. The multi-year cloud contract must be kept separate from the unconfirmed customer attribution. And Gartner's warning about the independence of many sector players sits alongside IREN's own financing-cost risks, an unconfirmed customer report and an early-stage project.

For a more convincing assessment of the opportunity, progress on approvals and hard confirmations will count for more than further pledges of scale. Sector pressure makes that discipline more important, not less.
