The gap between where Hamborner REIT's shares trade and where analysts believe they should be has grown into something of a chasm. The German retail-property specialist closed Friday at €4.36, a level that sits barely above its 52-week low — yet published price targets on the stock range from €7.00 all the way up to €10.50, a figure more than double the current market price.

That outsized top-end estimate comes from Thomas Wissler, whose projection stands as a clear outlier against a cluster of more conservative calls. Berenberg reaffirmed its "Buy" rating with a €7.00 target, Warburg Research's Kai Klose matched that figure, and Philipp Kaiser settled on €7.15. Norbert Kalliwoda had previously weighed in with €7.60 back in December 2025, suggesting the moderate-but-positive consensus has held steady for months.

A Restructuring That Carries a Price Tag

The divergence in analyst thinking comes against the backdrop of a deliberate strategic shift that is proving expensive in the short term. Hamborner is shedding office properties to tilt its portfolio toward retail assets — a repositioning that showed up painfully in its half-year results, published roughly a month ago. Operating profit swung to minus €6.6 million from a positive €10.5 million in the prior-year period.

The main culprit: writedowns of €19.2 million spread across six properties. Rising maintenance, administration, and personnel costs added to the strain, as did higher financing expenses. The company now expects maintenance outlays to climb around 30 percent for the full year.

The portfolio itself is shrinking as part of the plan. Following the sale of the Ditzingen retail asset, Hamborner holds 63 office and retail properties with a combined market value of roughly €1.316 billion. A deal to offload the Neu-Isenburg office building for €13.5 million has also been agreed.

Revenue Pressure and a Confirmed Outlook

The numbers tell a story of gentle but persistent erosion. Rental and lease income slipped 1.3 percent to €45.1 million in the first half, while funds from operations (FFO) fell 4.4 percent to €23.8 million. Net asset value per share came in at €8.72, down 3.9 percent from the start of the year. The loan-to-value ratio stands at 45.2 percent.

Despite the headwinds, management has held firm on its 2026 guidance: rental income between €87.5 million and €89.5 million, with FFO of €38 million to €42 million. The company described second-quarter trading as on track.

Shareholders have yet to be convinced. The stock is down 4.6 percent year-to-date and 26 percent over twelve months, hovering just 0.4 percent above the €4.26 trough touched in late August. It also trades 1.3 percent below its 50-day moving average — technical evidence of persistent caution.

Charging Ahead While Trimming the Portfolio

Alongside the divestment program, Hamborner is pursuing a separate growth initiative. Together with partner Electra, it plans to install fast-charging points for electric vehicles at 20 retail locations, with an initial phase of 140 charging points and potential expansion to as many as 248 sites. The project is designed to boost the appeal of its retail properties to tenants and shoppers, though it does little to ease the immediate earnings pressure.

For investors, the central question remains whether the portfolio cleanup eventually delivers steadier returns or simply extends the period of writedowns and disposal-related drag. The confirmed guidance at least suggests management believes the worst of the adjustment is priced in — even if the market, and the wide spread of analyst opinions, has yet to reach a similar conclusion.
