DSV Shares Jump 13% as Property Gains Flatter Results and Road Unit Lags

DSV shares rose 13% after Q3 EBIT beat consensus, but property disposals and Schenker integration troubles in Road transport cloud the earnings picture.

DSV investors sent the stock up 13% to EUR 180.95 following the Danish logistics group's quarterly report, but the rally papers over a more complicated picture: part of the earnings beat came from property disposals, while the Schenker integration continues to weigh on the road transport division.

Earnings Beat Built on Mixed Foundations

Third-quarter 2026 EBIT before special items came in at DKK 6,606 million, ahead of the DKK 6,354 million analyst consensus compiled by MarketWire. The "before special items" label does not, however, strip out every exceptional contribution — and the property sales deserve close scrutiny when assessing the report.

DSV disclosed that operating profit included disposal gains of DKK 300 million. Jyske Bank analyst Haider Anjum called the report strong overall but cautioned that real estate sales were masking part of the improvement. The distinction matters: a disposal gain lifts reported profit without demonstrating greater earning power in the freight business, and the same logic applies to cash flow. Adjusted free cash flow reached DKK 6,439 million, of which DKK 3,189 million stemmed from property sales.

Road Transport Remains the Weak Spot

Air & Sea and Contract Logistics both grew, yet integration troubles dragged on the Road segment, with ShippingWatch also reporting customer losses. DSV said the trend normalized toward the end of the quarter.

Should investors sell immediately? Or is it worth buying DSV?

Operating profit in Road fell 35.1% year on year to DKK 526 million before special items, DKK 195 million of which came from property disposals. The weakness therefore extends beyond integration costs alone. Chief executive Jens Lund acknowledged that the Schenker integration had required more time and that the company had not been optimally prepared for the takeover.

DSV is holding to its targeted annual Schenker synergies of DKK 9 billion, though the remaining Road and group synergies are being pushed back to 2027. Until the operational and commercial problems are largely resolved, COO Brian Ejsing will double as head of Road; Lund sees no time pressure on naming a permanent successor.

Guidance Narrowed, Integration Charges Trimmed

For the full year, DSV has narrowed its EBIT forecast to DKK 24–25 billion from a previous DKK 23.5–25.5 billion. This is a refinement rather than an upgrade of the entire corridor — the floor rises while the ceiling falls. Analyst consensus for the year sits at DKK 24.2 billion, closer to the bottom than the top of the range.

The outlook on integration costs is brighter: expected special items tied to the integration are now around DKK 5.5 billion, down from DKK 6.5 billion. DSV also threw shareholders a bone with a share buyback of up to DKK 1.5 billion, launched today and running until February 1, 2027.

Air Freight Offers a Counterweight

Anjum flagged a supportive industry signal: strong quarterly figures from DHL, which reported rising demand and tight air freight capacity, could bode well for DSV's Air & Sea unit. Even so, he views the Schenker integration and the road transport business as the main near-term risks — and he has floated the possibility that DSV is heading into its weakest quarter of the year, suggesting the DB Schenker integration may have been pushed too fast.

Market skepticism has been pronounced: the stock is down 25% since the start of the year. A friendlier air freight backdrop could help the shares, but it is no substitute for integration progress. A convincing message requires both a credible profit outlook and tangible evidence of operational stabilization.
