Vesta raised its full-year 2026 revenue growth outlook on Thursday, October 22, after reporting stronger leasing activity and higher occupancy for the quarter ended September 30. In its Vesta investor-relations release, the Mexican industrial property company lifted its revenue growth forecast to 11.5% to 12.5%, from a previous range of 10% to 11%.
Leasing drives operating momentum
Vesta reported total rental revenue of US$79.6 million for the third quarter, while rental revenue excluding energy increased 10.8% year over year to US$77.5 million. Adjusted net operating income rose 10.4% to US$72.9 million, and adjusted EBITDA increased 9.2% to US$65.2 million.
Leasing activity reached 2.3 million square feet, including 1.6 million square feet of new leases. Portfolio occupancy rose 220 basis points sequentially to 93.9% at quarter-end, while same-store occupancy reached 95.5%. The company said renewals and re-leasing covered 1.3 million square feet, with a trailing 12-month weighted average leasing spread of 10.0%.
Development remains central
Vesta began construction on five inventory buildings during the quarter, located in Ciudad Juárez, Monterrey and Guanajuato. It also delivered fully occupied buildings in Guadalajara and Querétaro. Construction in progress totaled 3.3 million square feet at quarter-end, representing an estimated investment of approximately US$282.5 million.
The revised outlook also includes expected Adjusted NOI and Adjusted EBITDA margins of 94.0% and 84.0%, respectively, compared with earlier guidance of 93.5% and 83.0%. Quarterly Vesta funds from operations reached US$47.1 million, slightly below the prior-year figure, as higher interest expense weighed on the result.
Balance sheet supports expansion
Vesta repaid US$105 million of private debt ahead of maturity in September. S&P Global Ratings and Fitch Ratings subsequently upgraded the company’s long-term issuer credit rating to BBB with a stable outlook. The moves give the industrial landlord additional financial flexibility as it expands its Mexican portfolio.
Industrial property platform
Vesta owns, develops and manages industrial buildings and distribution centers in Mexico. The company serves customers from industries including automotive, aerospace, retail, high technology, pharmaceuticals, electronics, food and beverage and packaging, and is headquartered in Mexico City. Vesta describes its platform as a leading Mexico-focused industrial real estate business, with a specialized portfolio serving manufacturing and logistics demand.
