- UEM Sunrise and AME Elite will develop Gerbang Nusajaya through an equal-share joint venture.
- The first phase is expected to begin by the end of 2027 within the Johor-Singapore Special Economic Zone.
- The partnership is intended to share development costs and execution risks while activating UEM Sunrise's land bank.
UEM Sunrise and AME Elite Consortium agreed on October 30, 2026 to develop an industrial park in Gerbang Nusajaya, Johor, in a venture with an estimated gross development value of MYR 4 billion. The Edge Malaysia reported the agreement on November 1.
The project covers 402 acres of freehold land. UEM Sunrise and AME Elite will each hold 50 percent of Gerbang Synergy, which is to acquire the land from UEM Sunrise subsidiary Nusajaya Rise for MYR 972.1 million.
Shared funding and phased rollout
The partners will initially contribute MYR 226.6 million each through share subscriptions and shareholder loans. The funding will cover the land deposit and the first balance payment, with additional contributions needed for the remaining land purchase price and development costs.
The industrial park will be developed in three phases, with the first phase expected to start by the end of 2027. UEM Sunrise said the venture combines its township-planning capabilities with AME Elite's industrial expertise and market network.
Johor investment cycle remains central
The partnership is designed to support the development of Gerbang Nusajaya as an industrial and business hub within the Johor-Singapore Special Economic Zone. The Edge Malaysia reported that Johor attracted MYR 110 billion in approved investments in 2025, including MYR 77 billion from the special economic zone.
For UEM Sunrise, the structure provides a way to develop land with an experienced industrial partner while sharing development costs and execution risks. The company said the project could support the next phase of growth in Iskandar Puteri.
