Toll Brothers' management said on August 19, 2026, that demand from luxury buyers remained relatively resilient despite elevated mortgage rates and subdued consumer confidence. In the company's fiscal third quarter, net signed contracts increased 5% year over year, while management reaffirmed its full-year home sales revenue outlook at approximately USD 10.5 billion.
The comments came during the company's fiscal third-quarter earnings call, whose transcript was published by Yahoo Finance. Toll Brothers reported 2,662 home deliveries and USD 2.65 billion in home sales revenue for the quarter. Adjusted gross margin was 25.6%, and diluted earnings per share were USD 2.97.
Luxury buyers remain a focus
Management said the luxury move-up segment accounted for about 61% of third-quarter home sales revenue and generated the highest margin among the company's buyer segments. The company also expects its average delivered price for fiscal 2026 to range from USD 995,000 to USD 1 million.
Toll Brothers expects to deliver between 10,500 and 10,600 homes in fiscal 2026 and projects an adjusted gross margin of 26.1%. It also raised its projected fiscal 2026 share repurchases to USD 700 million from USD 650 million.

Growth depends on community expansion
Toll Brothers expects its community count to rise 8% to 10% in fiscal 2026 and said its existing land position supports similar growth in fiscal 2027 and beyond. The company is still operating in a challenging housing market, making sales pace, incentives and mortgage rates key factors for future margins.
