- Precinct will not proceed with the Downtown Car Park development under current market conditions.
- The company plans a 103 million NZD capital distribution, a 17-for-16 share consolidation and a 50 million NZD buyback.
- The capital return is scheduled for November 13, while post-consolidation trading is due to resume on November 9.
Precinct Properties said on Friday, October 30, 2026, that it will not proceed with the Downtown Car Park development in Auckland under current market conditions. BusinessDesk reported that the decision reflects higher long-term interest rates, renewed inflationary pressure, greater financing costs and construction-cost risks.
Capital allocation takes priority
Precinct will retain the Auckland site and continue operating the existing car park, targeting a yield on cost of around 5 percent. Future development remains an objective, but the company said the project no longer justified committing shareholder capital under current funding and return conditions.
The board approved a 103 million NZD pro rata capital distribution, a 17-for-16 consolidation of stapled shares and an on-market buyback of up to 60 million securities with a value of up to 50 million NZD. The programme will be funded through existing debt facilities while preserving balance-sheet flexibility for future opportunities.
Shareholder dates move into focus
The last day of trading before the consolidation is Wednesday, November 4. Trading is scheduled to halt on November 5 and 6, with the record date at 5:00 p.m. New Zealand daylight time on November 6. Post-consolidation trading is expected to resume on Monday, November 9, and the capital distribution is due on Friday, November 13.
Precinct also approved a rebased annualised dividend rate of 6.50 cents per stapled share for fiscal 2027. The first-quarter payment under the new rate is expected in December 2026, while the company said the payout ratio should return to its policy range in fiscal 2028 as the capital measures and planned cost savings take effect.
Premium property remains the core
Precinct owns, manages, develops and invests in premium city-centre real estate in Auckland and Wellington. Its portfolio spans offices, retail, flexible workspace and living assets, including purpose-built student accommodation and high-end, multi-unit residential projects. The company describes itself as New Zealand's largest owner, manager, developer and investment partner of premium city-centre real estate.
