Hotel Shilla stock target cut as duty-free recovery loses momentum

Hotel Shilla stock faces a slower duty-free recovery, according to a new brokerage assessment. Its hotel business remains a stronger earnings counterweight.

Key factors behind the reassessment

  • The brokerage cited weak momentum in the duty-free industry and slower recovery expectations.
  • Hotel operations remained a stronger contributor as room rates and inbound tourism supported performance.
  • The duty-free business returned to profit but still faced seasonal demand and cost pressures.

Hotel Shilla stock is facing a more cautious outlook after Korea Investment & Securities lowered its target price on October 29 while retaining a Buy rating. The Asia Business Daily reported that the brokerage sees insufficient momentum in the duty-free industry and a slower recovery in the second half of 2026.

Duty-free recovery remains uneven

The brokerage's revised view followed third-quarter consolidated revenue of KRW 959.0 billion and operating profit of KRW 55.2 billion. Operating profit rose 382.5% year over year but was 4.3% below market consensus, according to the report.

Analyst Kim Myung-joo attributed the shortfall primarily to the duty-free division. Seasonal weakness among Chinese purchasing agents, known as daigou, and a higher cost ratio linked partly to the stronger won weighed on profitability. Demand from daigou customers did not recover in September and October, even with the Singles' Day shopping event approaching, while individual tourist demand was estimated to have remained below the first-half level.

Hotels provide an operating counterweight

The hotel business offered a more resilient contribution. Third-quarter hotel operating profit reached KRW 27.9 billion, up 28.0% from a year earlier, with a 14.0% operating margin. The brokerage expects inbound tourism to remain supportive and average daily rates to continue rising in the fourth quarter.

The duty-free business nevertheless remained profitable, with operating profit of KRW 27.3 billion in the quarter. The report said structural changes, including Hotel Shilla's exit from Incheon International Airport's DF1 duty-free area, reduce the risk of a repeat of last year's downturn, although they do not remove the uncertainty surrounding demand recovery.

Investor context

The new assessment highlights the distinction between improving reported profitability and the pace of future recovery. For investors, hotel pricing and occupancy trends may provide support, while duty-free demand, exchange-rate effects and seasonal traffic remain important swing factors.
