The Hong Kong-listed developer reported RMB 142.1 billion in contracted sales for the nine months ended September 30, 2026, giving the market a fresh operating figure.
Nine-month sales reach RMB 142.1 billion
According to Zhitong Finance on October 7, 2026, Greentown Group generated contracted sales of RMB 142.1 billion across 6.51 million square meters in the first nine months. The figure combined RMB 81.7 billion from self-developed projects with RMB 60.4 billion from entrusted-construction projects.
September contributed RMB 9.4 billion in self-developed sales and RMB 10.2 billion in entrusted-construction sales, according to Zhitong Finance. The split matters because project management provides a different earnings path from direct property development, while both businesses contributed to the nine-month total.
Revenue pressure remains visible
Greentown's latest interim report showed revenue of RMB 39.481 billion in the first half of 2026, down 26.0 percent from the same period of 2025. Profit attributable to owners fell 61.0 percent to RMB 82 million, according to Greentown China.
The interim report also recorded gross profit of RMB 4.388 billion and a gross margin of 11.1 percent. Gross profit declined 38.7 percent year over year, while the margin fell 2.3 percentage points, showing why sales volume alone does not yet define the earnings outlook.
Balance sheet adds a second signal
Cash and cash equivalents stood at RMB 61.854 billion at June 30, 2026, while total debt was RMB 131.184 billion. Operating cash flow reached RMB 7.003 billion in the same quarter, according to the financial statements for the period.
For investors, the key distinction is between contracted sales and recognized revenue. The September sales release improves visibility into demand, but the first-half figures show that conversion into reported revenue and profit remains the central operating test.
Greentown China stock remains below its yearly high
The stock was trading at HKD 6.44 on the Hong Kong Stock Exchange on October 8, 2026 at 11:59 a.m. HKT. Its 52-week range was HKD 5.48 to HKD 11.98, leaving the shares closer to the yearly low than the high.
