- Godrej Properties expects deliveries of 13.5 million square feet during fiscal 2026-27, with most completions scheduled for the second half.
- Construction spending rose 42 percent year on year in the first half, highlighting the execution effort behind the revenue outlook.
- Reported profit fell in the latest quarter even as sales bookings and demand remained strong.
Godrej Properties is preparing for a sharp increase in reported revenue and profit as sold residential projects move toward completion. In a report published by The Week on November 1, PTI said the company expects to recognise about 40,000 crore rupees in revenue by March 2028.
Deliveries Drive The Outlook
Chairperson Pirojsha Godrej told PTI that several projects are already sold out and should be delivered over the next 18 months. Under the company’s accounting process, bookings become revenue when the relevant projects are completed.
Godrej Properties targets deliveries of 13.5 million square feet in fiscal 2026-27, with most of the volume expected in the third and fourth quarters. Construction spending increased 42 percent year on year during the first half, pointing to a higher execution load as the company converts bookings into completed homes.
Bookings Remain A Key Indicator
Sales bookings rose 7 percent year on year to 16,659 crore rupees in the first half of fiscal 2026-27, according to the PTI report. The company has set current-year guidance of 39,000 crore rupees, while bookings are expected to reach 41,500 crore rupees if demand remains strong.
The near-term picture remains mixed. Godrej Properties reported a 62 percent year-on-year decline in consolidated net profit to 154.15 crore rupees for the quarter ended September, while total income increased to 2,571.73 crore rupees. Higher expenses weighed on earnings even as the delivery pipeline strengthened.
Indian Residential Development Platform
Godrej Properties develops group housing projects in the Mumbai Metropolitan Region, Delhi-NCR, Pune, Bengaluru and Hyderabad, and also offers housing plots in several Indian states. The company was established in 1990 and says it is developing projects across more than 15 cities. The PTI report describes it as the largest listed Indian real estate firm by sales bookings in recent financial years, giving it a broad position in the residential market without removing the execution risk attached to large project launches.
