- Fibra Inn reported a wider net loss despite higher quarterly revenue.
- Funds from operations and the planned distribution fell as cash and financial income weakened.
- Hotel occupancy, daily rates and revenue per available room improved during the quarter.
Fibra Inn reported a wider net loss for the third quarter of 2026 despite higher revenue, putting pressure on cash generation and distributions. The results were filed with the Mexican Stock Exchange on October 27, according to El Fondo.
Revenue growth fails to lift earnings
Net revenue increased 3% year over year to MXN 674.3 million in the three months through September. Net income, however, was a loss of MXN 57.4 million, compared with a loss of MXN 37.5 million in the year-earlier quarter.
Net operating income rose 4.1% to MXN 195.4 million, while adjusted EBITDA fell 3.1% to MXN 152.6 million. Funds from operations dropped 34% to MXN 63.1 million from MXN 95.7 million, reducing the margin from 14.6% to 9.4%.
Distribution reflects weaker cash generation
Fibra Inn's technical committee authorized a distribution of MXN 58 million, or MXN 0.0800 per certificate, payable by November 30, 2026. The payment is entirely a return of capital and is 11.7% below the MXN 65.7 million distributed for the same period a year earlier.
The trust linked the weaker funds from operations primarily to lower financial income, reflecting smaller average cash balances and lower interest rates. Cash and cash equivalents stood at MXN 929.4 million at the end of September, down 36.9% from December 2025.
Hotel operations remain comparatively resilient
Operating indicators improved during the quarter. Occupancy reached 59.4%, up from 58.7% a year earlier, while the average daily rate increased 4.6% to MXN 2,017.2. Revenue per available room gained 5.8% to MXN 1,198, with same-store growth of 5.1%.
Fibra Inn ended September with 32 hotels and 5,645 rooms, including 31 operating properties with 5,431 rooms. The trust also received certificate-holder approval to acquire the Secrets Puerto Los Cabos hotel, supporting its move into the all-inclusive segment.
