- Even's launches and net sales attributable to the company fell sharply in the third quarter of 2026.
- Inventory sales improved sequentially while cancellations declined, according to XP Investimentos.
- The next financial focus is whether deliveries and inventory reduction can support cash generation.
Even Construtora e Incorporadora reported weaker operating activity for the third quarter of 2026, according to an analysis by XP Investimentos published on October 14. The company launched projects with BRL 230.8 million in gross sales value attributable to Even, while net sales attributable to the company reached BRL 185 million.
Launches And Sales Slow
Even's attributable launches fell 84.1 percent year over year, with two high-end projects developed with RFM in Sao Paulo. On a 100 percent basis, the projects represented BRL 589.6 million in gross sales value, with Even holding a 39 percent participation.
Net sales attributable to Even declined 77.5 percent year over year. Inventory sales reached BRL 164 million and accounted for most of the quarter's sales, while sales from new launches totaled BRL 21 million. The consolidated quarterly sales-over-offer ratio was 5.0 percent, indicating slow absorption of available units.
Inventory Reduction Offers Support
XP said inventory sales accelerated sequentially and cancellations attributable to Even fell to BRL 57 million. Deliveries reached BRL 375 million in gross sales value across 48 units, compared with BRL 122 million in the second quarter.
The analysis described the operating figures as weak but noted that the stronger delivery volume could support cash generation. The concentration in high-end projects leaves the pace of sales sensitive to financing conditions and the time required for buyers to absorb premium developments.
Business And Competitive Position
Even Construtora e Incorporadora operates as a real estate developer and builder in Brazil, with a focus on residential and commercial projects and a strong presence in Sao Paulo. Its portfolio includes high-end and luxury developments, often undertaken through partnerships.
Simply Wall St lists Trisul, Plano & Plano Desenvolvimento Imobiliario, Construtora Tenda and EZTEC Empreendimentos e Participacoes as competitors. Its market capitalization is smaller than those of Tenda and EZTEC, while it competes with Trisul and Plano & Plano in Brazil's listed residential development market.

Further operating updates should show whether new launches, inventory sales and deliveries can improve sales velocity and cash conversion. Investors will also watch the company's next financial release for evidence that the premium Sao Paulo pipeline is translating into stronger execution.
