Disposals reshape the portfolio

Tenant retention across the commercial portfolio reached 88.20 percent, up from 81.60 percent in the comparable March period. Industrial vacancies remained the lowest at 1.10 percent, although they increased from 0.70 percent, while industrial tenant retention improved to 98.00 percent from 92.80 percent.
Interim results due November 30
Emira reported a loan-to-value ratio of 31.30 percent at August 31, 2026, compared with 30.20 percent at March 31, 2026. The fund also held ZAR 1.90 billion in unused debt facilities and ZAR 867.50 million in cash, according to Sharenet.
Emira expects to release interim results for the six months ended September 30, 2026, on November 30, 2026. The date gives investors a defined checkpoint for rental performance, disposals, liquidity and the fund's FY27 objectives.

On the JSE, Emira was last at ZAc 1,350.00 on October 2, 2026 at 5:00 p.m. SAST, down 0.30 percent from the prior close of ZAc 1,354.00. The 52-week range was ZAc 1,195.00 to ZAc 1,577.00, placing the quote below the annual high while the yield remains a central part of the valuation case.
