Charter Hall has agreed to buy a Brisbane industrial portfolio from Garda Property Group for A$300 million, according to The Urban Developer. The agreement, reported on Friday, October 23, covers seven properties across Acacia Ridge, Berrinba, Richlands, Wacol and Morningside.
Brisbane portfolio broadens logistics exposure
The assets comprise about 90,600 square metres of industrial space and are leased to tenants including Volvo, O'Brien Glass, CNW and Ausdeck. The portfolio has a weighted average lease expiry of 4.5 years, while annual rent increases average 3.4 percent.
The transaction adds to Charter Hall's recent buying activity in South-East Queensland. The Urban Developer said the acquisition is expected to lift the group's Queensland property funds under management to about A$15 billion, with its national industrial and logistics platform valued at A$24.9 billion.
Settlements set the next milestone
Contracts for six properties are scheduled to settle on November 20, while the Morningside asset remains subject to due diligence and is expected to settle around March 2027. The timetable gives investors a defined near-term milestone, while the outstanding due diligence leaves execution risk attached to part of the transaction.
Garda is selling the assets as it shifts away from direct property ownership and toward real estate lending. The vendor plans to use the proceeds to repay debt, while Charter Hall gains additional industrial assets in a market where long leases and contracted rent increases support recurring property income.
Charter Hall's business and competitors
Charter Hall manages listed and unlisted property investments for institutional and retail investors across office, industrial and logistics, retail, and social infrastructure assets. The Australian group also co-invests in its funds and earns property services and development income. It operates in the same broad Australian property investment market as Goodman Group and Mirvac, but its model is centered on fund management and co-investment rather than direct ownership alone.
