- Third-quarter normalized FFO rose 24.6 percent year over year to 1.67 US dollars per diluted share.
- Senior housing operating same-store NOI increased 21.0 percent, supporting broader portfolio growth.
- The board declared a quarterly dividend of 0.85 US dollars, payable on November 19 to shareholders of record on November 10.
Welltower Inc. raised its 2026 normalized funds from operations outlook after reporting stronger operating performance in the quarter ended September 30. The healthcare real estate investment trust said normalized FFO reached 1.67 US dollars per diluted share, up 24.6 percent from the prior-year quarter.
The results and outlook were published on October 26 and are carried by Morningstar from a Welltower release. Total revenue was 3.72 billion US dollars, while net income attributable to common stockholders was 0.54 US dollars per diluted share.
Senior housing drives portfolio momentum
Welltower's total portfolio same-store net operating income rose 15.8 percent year over year. The Seniors Housing Operating portfolio delivered 21.0 percent growth, supported by a 320-basis-point increase in average occupancy and 5.3 percent growth in revenue per occupied room.
The company said senior housing operating organic same-store revenue increased 9.1 percent in the quarter. The performance gives the operating portfolio a larger role in the earnings outlook, while the other reported property categories posted more moderate same-store NOI growth.
Higher guidance raises investor focus
Welltower lifted its full-year 2026 normalized FFO guidance to 6.47 to 6.53 US dollars per diluted share from 6.36 to 6.44 previously. The midpoint therefore increased by 0.10 US dollars per share. Net income attributable to common stockholders is now expected at 3.31 to 3.37 US dollars per diluted share, compared with the former range of 3.11 to 3.19.
The revised assumptions include total same-store NOI growth of 15.0 to 16.25 percent. Guidance for the Seniors Housing Operating portfolio stands at 20.25 to 21.75 percent, while the company expects 3.5 to 4.5 percent growth in Seniors Housing Triple-net and 2.0 to 3.0 percent in both Outpatient Medical and Skilled Nursing.
Capital deployment remains part of the growth strategy. Welltower said it had closed or committed to 21.0 billion US dollars of pro rata gross investments by the reporting date, including 13.3 billion completed during the first nine months and 7.7 billion closed or under contract after quarter-end. Such expansion can support future revenue, but it also keeps execution, funding costs and property-market conditions central to the investment case.
Dividend and current market context
The board declared a quarterly cash dividend of 0.85 US dollars on October 26. The payment is scheduled for November 19 to shareholders of record on November 10, marking the company's 222nd consecutive quarterly cash dividend.
