- VICI Properties raised its full-year 2026 AFFO outlook after revenue and AFFO per share increased in the third quarter.
- The quarterly dividend rose 2.2 percent, extending the company's annual dividend growth streak to nine years.
- Net income declined sharply because of a major change in the allowance for credit losses, while adjusted operating measures improved.
VICI Properties raised its full-year 2026 outlook for adjusted funds from operations after reporting growth in revenue and recurring operating performance for the quarter ended September 30, 2026. The company also increased its quarterly dividend for the ninth consecutive year.
In its October 28 release, VICI Properties said third-quarter revenue rose 5.8 percent year over year to 1.1 billion US dollars. AFFO attributable to common stockholders increased 7.5 percent to 685.2 million US dollars, while AFFO per diluted share advanced 4.3 percent to 0.62 US dollars.
Raised outlook supports recurring cash flow
Management lifted full-year 2026 AFFO guidance to 2.695 billion to 2.705 billion US dollars, or 2.47 to 2.48 US dollars per diluted share. The previous range was 2.675 billion to 2.695 billion US dollars, or 2.45 to 2.47 US dollars per share. The updated midpoint implies roughly 4 percent year-over-year AFFO-per-share growth, according to the company.
VICI declared a quarterly cash dividend of 0.46 US dollars per share, 2.2 percent above the year-earlier payment. The company said the dividend was paid on October 8 to shareholders of record as of September 17.
Credit-loss charge weighs on net income
Net income attributable to common stockholders fell 55.1 percent year over year to 342.5 million US dollars, or 0.31 US dollars per diluted share. VICI attributed the decline primarily to a 478.2 million US dollar aggregate change in the allowance for credit losses, a non-cash item that does not flow through its AFFO measure in the same way.
VICI also said its board authorized a share repurchase program of up to 2.0 billion US dollars on October 27. The authorization runs through September 30, 2029, but does not require the company to buy back any particular amount of stock.
