Link REIT stock reiterates FY27 guidance as rents stay negative
Published on 10/06/2026 at 11:38 | Editorial responsibility: Rafael Müller, Editor-in-Chief AD HOC NEWSLink REIT stock (ISIN HK0823032773) was last at HKD 37.18 on the Hong Kong Stock Exchange on September 30, 2026 at 3:03 p.m. HKT, down 0.59 percent on the session. The latest operating update keeps fiscal 2027 rental guidance at the center of the investment case, while the trust works through weaker Hong Kong retail conditions.
According to UOB Kay Hian on September 9, 2026, Link REIT maintained its fiscal 2027 guidance for Hong Kong retail rental reversion at a level similar to fiscal 2026, when the figure was negative 8.2 percent. The research house also maintained a Buy rating and an HKD 44.30 target.
Retail sales set the tone
Link REIT's Hong Kong tenant sales fell 1.1 percent year over year in 1QFY27, according to UOB Kay Hian. Food and beverage tenant sales moved in the opposite direction, rising 1.5 percent in the same quarter as tenant remixing brought smaller mainland food and beverage brands into the portfolio.
The occupancy cost ratio edged down 0.1 percentage point to 12.6 percent in 1QFY27. That combination matters because lower occupancy costs can cushion weaker rent resets, even while the negative rental reversion continues to pressure near-term income growth.
Analysts see upside to HKD 45.47
MarketScreener lists a consensus Buy rating from 15 analysts, with an average target of HKD 45.47 and a reference close of HKD 37.62. Using the September 30 price of HKD 37.18, the average target lies 22.3 percent above the price.
UOB Kay Hian's HKD 44.30 target is lower than the published consensus average, but still places emphasis on rental stabilization and cost optimization. The research house said the unit buyback program remained on track, adding a capital-allocation factor to the operating picture.
Stock sits below its yearly high
At HKD 37.18, Link REIT was 12.5 percent below its 52-week high of HKD 42.48 and HKD 3.06 above its 52-week low of HKD 34.12 on September 30, 2026. The market capitalization stood at HKD 96.3 billion, while reported trading volume was 3,600,308 units.
For investors, the central test is whether the trust can stabilize rents while preserving occupancy economics. The next operating milestones are therefore the fiscal 2027 rental path, food and beverage sales and the effect of cost measures on distributions.
