Revenue growth supports the reset
Fibra Uno's first-half 2026 revenue reached MXN 15,929 million, up from MXN 15,110 million in the same period of 2025. That is an increase of MXN 819 million, or 5.4 percent, while operating income rose to MXN 11,828 million from MXN 10,732 million, according to Quartr.
First-half net income was MXN 7,440 million, compared with MXN 7,014 million a year earlier, a gain of 6.1 percent. Occupancy stood at 95.7 percent across 620 operations, with retail accounting for 41 percent of revenue, offices 37 percent and industrial properties 15 percent.
Debt reopening adds a financing checkpoint
Fibra Uno also raised MXN 1,500 million through a reopening of unsecured notes due in July 2036, with proceeds earmarked for liabilities, El Fondo reported on September 20, 2026. The notes carry a fixed reference rate linked to the 10-year Mbono plus 170 basis points and received AAA-level ratings from Fitch Ratings and HR Ratings.
The financing detail matters because the internalization plan is designed to reduce external management costs without issuing equity. For investors, the key test is whether the projected savings translate into recurring cash-flow growth while Fibra Uno manages its debt burden.
