- The completed acquisition takes LXP private and adds logistics assets in major U.S. distribution markets.
- Brookfield's wider logistics platform spans more than 255 million square feet across over 850 properties in 20 countries.
- Management points to occupancy, long-duration leases and embedded rental growth as drivers of long-term value creation.
Brookfield Asset Management and Canada Pension Plan Investment Board completed their acquisition of LXP Industrial Trust on Monday, November 2, 2026. The closing was announced in a Brookfield press release.
The all-cash transaction values LXP at approximately 5.2 billion US dollars, including net debt and preferred equity. LXP shareholders are to receive 61.20 US dollars per share, while LXP shares no longer trade on the New York Stock Exchange and the company is now privately held.
Industrial portfolio adds operating scale
LXP brings 107 industrial properties covering approximately 52 million square feet across markets in the U.S. Sunbelt and Midwest. Brookfield said the properties benefit from strong occupancy and long-duration leases, which support recurring cash flows and exposure to demand for modern logistics facilities.
The assets will be integrated into Brookfield's global logistics platform. That platform spans more than 255 million square feet across over 850 properties in 20 countries, increasing the scale of the manager's exposure to warehouses and distribution infrastructure.
Lowell Baron, chief executive officer of Brookfield Real Estate, said the transaction reflects confidence in the long-term fundamentals of the U.S. industrial sector. He cited demand for large-scale distribution facilities, limited supply, existing rental growth and Brookfield's operating expertise as factors supporting the investment case.
Sophie van Oosterom, managing director and head of real estate at CPP Investments, said the acquisition adds a scaled portfolio of modern logistics properties to the fund's U.S. real estate holdings. She highlighted the assets' occupancy and exposure to key distribution markets.
