Aroundtown is repositioning its portfolio toward German residential real estate after subsidiary Grand City Properties disclosed a 20.04 percent stake in LEG Immobilien on October 20, 2026. In its company announcement, Aroundtown said the investment increases its residential exposure and makes housing the largest asset segment.
Aroundtown stock traded at 1.44 euros on Lang & Schwarz at 09:09 CET on Monday, November 2, 2026, 0.62 percent below the Xetra close of Friday, October 30. The comparison uses the 1.449-euro Xetra close reported for the October 30 session.
A larger position in German housing
GCP's LEG holding gives Aroundtown indirect exposure to one of Germany's largest listed residential landlords. LEG's portfolio is concentrated in German markets, with a particular focus on North Rhine-Westphalia. Aroundtown said LEG combines low vacancy with resilient rental income and long-term supply-demand support.
The residential portfolio, including Aroundtown's proportional share of LEG, now represents 42 percent of the group's total portfolio. Including hotels, the living segment rises to nearly 60 percent from 53 percent previously. That mix increases the group's exposure to recurring rental and hotel-related cash flows while reducing the relative dominance of commercial property.
FFO potential and valuation flexibility
Aroundtown expects the investment to deliver pro-rata FFO I accretion of around 15 percent. The company also cited an FFO I yield of more than 13 percent for LEG and said the position is more attractive than comparable direct property acquisitions.
The equity represented by the acquired LEG shares had a book value of about 1.8 billion euros based on LEG's June 2026 reporting. Aroundtown said the position was trading at a substantial discount to that figure. Under certain IFRS conditions, the discount could result in a significant one-off, non-cash gain, although that outcome depends on the applicable accounting treatment and market conditions.
GCP can increase its LEG stake to as much as 29.9 percent. It may also reduce the holding substantially at short notice or sell part or all of the investment. This flexibility gives the group room to adjust capital allocation as valuations, financing conditions and the residential property market change.
Capital allocation remains central
Deputy CEO Kamaldeep Manaktala described the investment as transformative and linked it to recent steps to expand the living segment, including the higher GCP stake, office conversions into serviced apartments and hotel investments. Aroundtown said it will continue to assess liability management, capital recycling, acquisitions and other uses of capital.
The transaction therefore affects both portfolio composition and the potential earnings mix. For investors, the main issue is whether the added residential exposure can deliver the projected recurring cash-flow and FFO benefits while the group maintains its financial rating metrics. The possible accounting gain is non-cash and should not be treated as recurring operating income.
