American Tower reported third-quarter results on Tuesday, October 27, 2026, and lifted its full-year outlook for the third time this year. The company said leasing demand across its global communications-tower portfolio remained consistent, while its CoreSite data-center business continued to outperform.
According to the American Tower financial release, total revenue increased 2.5 percent year over year to USD 2.785 billion in the quarter ended September 30. Total property revenue rose 4.5 percent to USD 2.734 billion. Organic tenant billings growth was 1.1 percent, while cash revenue in the data-center business climbed 16.3 percent.
Data centers drive revised guidance
American Tower raised the midpoint of its 2026 property-revenue outlook by USD 55 million. The new range is USD 10.785 billion to USD 10.865 billion, with midpoint growth of 5.0 percent from the prior year. The company maintained its adjusted EBITDA midpoint at USD 7.275 billion, while the AFFO outlook for common stockholders remained at USD 5.148 billion to USD 5.203 billion.
AFFO per share guidance increased to USD 11.04 to USD 11.16, lifting the midpoint by USD 0.02. Management attributed the improved outlook primarily to data-center outperformance and capital-allocation decisions. The midpoint of net income guidance was reduced by USD 30 million because of unrealized losses on equity securities.
The data-center segment is expected to generate property revenue of USD 1.218 billion to USD 1.228 billion in 2026, representing midpoint growth of 16.1 percent. American Tower also expects to spend USD 695 million on development in the segment as part of total annual capital expenditures of USD 1.765 billion to USD 1.875 billion.
Profit measures show mixed quarter
Net income fell 14.4 percent to USD 781 million, and net income attributable to common stockholders declined 10.3 percent to USD 766 million. The company said the comparison was affected by unrealized losses on equity investments, which stood at USD 71.5 million in the current quarter versus unrealized gains of USD 10.9 million a year earlier. AFFO attributable to common stockholders nevertheless increased 2.4 percent to USD 1.335 billion, or USD 2.87 per share.
American Tower repurchased approximately 1.8 million shares for USD 315 million during the quarter. On October 23, the board authorized an additional USD 2.0 billion for future repurchases, adding to the remaining capacity under the existing program. The company also expects to complete the sale of its Canadian subsidiaries in the fourth quarter, subject to customary closing conditions.
