Architects and office planners across Germany are betting on flexible, health-oriented workspaces as hybrid models reshape corporate real estate. The evidence comes from both the construction site and the showroom floor.

In Berlin’s Friedrichshain district, construction began in May 2026 on “HMS 51,” a multi-use complex that blends micro-apartments, a public swimming pool and a ten-storey office tower. State-owned developer Berlinovo is using Building Information Modeling (BIM) for the project, with completion targeted for early 2030. Not far away, the Primestar Group plans to convert a listed building into a modern workplace called “WorX” by 2028.

The push for adaptable space is also visible in Stuttgart. The COLLECTION Business Center reports rising demand for coworking areas and short-term conference rooms. CEO Dr. Andre Helf said companies today specifically seek customisable floorplans to match the realities of hybrid work.

One tool gaining attention is the Cisco Workspace Designer, an interactive configurator for meeting and training rooms that won the iF Design Award in 2026. The jury praised its user guidance. In June the software added features allowing users to save room configurations and integrate new hardware components. Despite its award, the tool faces competition from 3D-planning applications — Donnerblitz Design, for example, showcased programmes in early June that generate scale-accurate room models populated with design brands such as ferm living, HAY or Muuto.

Extended-reality technologies (XR) — combing virtual, augmented and mixed reality — are also entering architectural workflows. Pilot projects in the DACH region aim to cut planning errors and improve stakeholder participation. But high costs and a lack of international standards keep XR from broad adoption.

Ergonomic concepts are being road-tested in physical showrooms. Seating manufacturer Interstuhl operates sites in Frankfurt, Hamburg and Tieringen where visitors can test materials, colours and furniture — with particular attention to lumbar support and health-promoting office setups. From 10 to 12 June 2026, the industry converges on Copenhagen for “3daysofdesign.” COR will present various seating models there, while BEAUSIMPE launches a new modular sofa system configurable with different materials.
